*Homeowners discretion minimum stay and $500 surcharge for select peak season and holiday/special event dates.

Reservation Information and Policies:
Maine State Lodging Tax: All rates are subject to Maine State Rooms Tax (currently 7%, projected be 8.5% starting July 1, 2010).

Minimum Stays: A 3-Night Minimum Stay is generally required from late Oct to Memorial Day Weekend. 7-Night minimum stay is generally required in Summer and Fall.

Maximum Occupancy: Twelve (12) total people max (including all children), prefer smaller groups. It is strictly forbidden (fire code, insurance and liability reasons) to exceed 12 total occupants at any time (that includes guests visiting). All ages, including infants are included in this count. If you exceed your stated occupancy in the house at anytime, your security deposit will be forfeited. Registration: All guests must be on the guest list provided to owner. If at anytime there is a guest at the house who is not registered, you will be asked to leave and forfeit your security deposit.

Check In time is 4pm (unless otherwise agreed to in advance).
Check Out time is 10am (unless otherwise agreed to in advance).

Deposit: Required as follows to confirm reservations:
~ 50% deposit is due at time of booking.
~ Balance (final payment) is due 14-days prior to arrival (30-days for summer and holidays)

Cancellations: All deposits are non-refundable*. *We will reapply your funds to a future stay or refund 50 percent of your deposit if, and only if, we can rebook your dates for the same fee.

Payments: We accept personal checks 30-days prior to arrival. Bank Checks and money orders are accepted any time. We can take Credit Card Payments but there is a 2% CC surcharge if you select this option (that is less than our cost).

Security Deposit: A $1000 - 2000 Security Deposit is due at time of final payment. Provided you do not break any of our policies and there is no excessive clean fees or damage to the house, you will receive this money back within 30 days of departure. Note: If you exceed your reported occupancy, smoke or bring a pet, you automatically forfeit your entire security deposit.

Cleaning Fee: $200 - 300 Cleaning Fee is NOT included in rates. If excessive cleaning is required, additional fee will be deducted from your security deposit. Clean Fee is $200 for 4 or less and $250 for 5 - 7 people and $300 for 8 - 12 guests. Clean Fee is $300 on Peak Summer Season and holidays.

Housekeeping: The kitchen is fully equipped with everything you need for up to 12 including plates, silverware, glasses, coffee mugs, pots, pans, etc. If you are a gourmet chef and need special sharp knives - bring them. Towels are provided in bathrooms. Linens are provided on beds. There is no Daily housekeeping service during stay (this may be arranged for an additional fee). On departure you strip beds and pile your linens and towels near laundry (start the first load please). You clean your pots and pans and have dishwasher running.

Children: This is a Luxury Million $ House. Please appreciate we only want renters with well behaved, well-supervised children to allow our luxury home to remain in pristine condition for all. If you have children, we appreciate parents who teach their kids not to touch every wall or appliance in the house. If you have children, please view complete list of house concerns for young ones. This home is

surrounded by water and parents must supervise their children and guests at all times.

NO Pets: Sorry absolutely No Pets. If you bring a pet, you have forfeited your entire security deposit. No Pets of any kind, any size, no exceptions!

NO Smoking: Sorry absolutely No Smoking inside the house. If you smoke inside, you have forfeited your entire security deposit (we will know).

Kitchen and 2nd Master Suite Renovation in Progress: Right now the kitchen/breakfast nook is being totally renovated and the 5th Bedroom will be a new 2nd Suite. The house is not available for rent until Memorial Day Weekend.

Bedding:
Bedroom One: 3rd Floor Master Suite with One King and electric Fireplace.
Bedroom Two and Three: 2nd floor rooms with amazing River Views and a Queen Bed each.
Bedroom Four: 2nd Floor bedroom with a twin trundle that can become a King Bed. This bedroom is the access to bedroom 5.
Bedroom Five: Large Room with stunning Cove views, a King Bed, AC and Gas Fireplace. Accessed via Bedroom Four.
Main Level: Pull out Queen Bed in Cove Room
